Land area converter

A plot advertised in gaj, a farm recorded in kanal and a flat sold by square foot are easy to compare once they are in the same unit. This converter handles the fixed units exactly, and adds local units only for states where we have opened an official value.

Fixed units

These are defined exactly, so conversions between them are exact apart from rounding for display. The foot, yard, acre and hectare come from NIST. Source: National Institute of Standards and Technology (NIST), NIST Guide to the SI, Appendix B.8: Factors for units listed alphabetically (SP 811), checked 26 October 2026. Source: National Institute of Standards and Technology (NIST), Revised unit conversion factors (international foot, mile and acre), checked 26 October 2026. The cent and the guntha are fixed fractions of the acre, stated by two state land departments (see below).

Gaj. Some plot listings quote areas in gaj, and this converter treats a gaj as one square yard (9 square feet). Because the word is used loosely, ask the seller to confirm what they mean and check the area stated on the registered documents.

Cent and guntha

Tamil Nadu’s Commissionerate of Survey and Settlement lists one acre as 100 cents and one cent as 435.6 square feet. Source: Commissionerate of Survey and Settlement, Government of Tamil Nadu, Area Converter (land unit conversion table, in Tamil), checked 26 October 2026. Maharashtra’s land-records department lists one acre as 40 gunthas (43,560 square feet) and one guntha as 1,089 square feet. Source: Settlement Commissioner and Director of Land Records, Government of Maharashtra, Dictionary of land-records terms (in Marathi), checked 26 October 2026. When we checked on 26 October 2026, Windows reported this government site’s security certificate as revoked, so your browser may warn you or block the page. Both units are therefore fixed fractions of the acre: a cent is 40.468 564 224 m² and a guntha is 101.171 410 56 m², so one guntha is 2.5 cents.

Both official pages also give rounded figures. The Tamil Nadu table shows a cent as 435 square feet or 40.5 m² in some rows, and the Maharashtra dictionary gives a guntha as 100 m². The converter uses the exact fractions of the acre; if your document states a rounded figure, the results here may differ slightly from it.

Haryana: marla, kanal, bigha and biswa

The Haryana Revenue Department lists two measuring systems. Land measured after settlement uses a karam of 66 inches with marla and kanal. Land measured before settlement, and under cooperative settlement, uses a karam of 57.157 inches with biswansi, biswa and bigha. Check which system your record uses before converting. Haryana local units (Revenue Department, Haryana)
UnitSquare feetSquare metresHow it is derived
Marla (Haryana, after settlement)272.2525.29291 karam = 66 in = 5.5 ft; 1 sarsai = 1 karam × 1 karam = 30.25 sq ft; 9 sarsai = 1 marla = 272.25 sq ft.
Kanal (Haryana, after settlement)5,445505.85720 marla = 1 kanal = 5,445 sq ft; 8 kanal = 1 acre (43,560 sq ft).
Bigha (Haryana, before settlement)9,075843.09520 biswa = 1 bigha; 4 bigha 16 biswa = 1 acre, so 1 bigha = 43,560 ÷ 4.8 = 9,075 sq ft.
Biswa (Haryana, before settlement)453.7542.15481 bigha ÷ 20 = 453.75 sq ft.
Biswansi (Haryana, before settlement)22.68752.107741 biswansi = 1 karam × 1 karam (karam of 57.157 in); 20 biswansi = 1 biswa, so 453.75 ÷ 20 = 22.6875 sq ft.

The department gives the older karam as 57.157 inches. A karam of exactly that length gives a bigha of about 9,074.8 square feet; the 9,075 square feet above comes from the department’s own statement that 4 bigha 16 biswa make one acre. The two agree to within 0.003 percent.

Tamil Nadu: ground

The Tamil Nadu Urban Land Tax Act, 1966 defines a ground as an area of 223 square metres (2,400 square feet). The converter uses 2,400 sq ft; 223 m² is that area rounded to the nearest square metre. The cent, which the state’s survey department lists as 1/100 acre, is one of the fixed units. Other local units are not verified for Tamil Nadu yet. Source: Tamil Nadu Legislature (text on India Code), The Tamil Nadu Urban Land Tax Act, 1966 (Tamil Nadu Act 12 of 1966), section 2(8-A), checked 26 October 2026.

The definition appears in a tax law, so it tells you what a ground means for that Act. Check that your document uses the same figure before relying on it.

Bihar: decimal (dismil)

The Bihar Revenue Glossary gives the decimal (dismil) as 1/100 of an acre, about 435.6 sq ft, the same size as a cent, and the acre as 100 decimals. It describes the kattha as about 1,361 sq ft around Patna but says its size in square feet varies from region to region in Bihar, so the converter does not offer the kattha, or the bigha, which the glossary gives as about 20 kattha. Other states and units: not verified yet

The same name can mean very different areas. Even within Haryana, the revenue department lists two lengths for the karam, the basic measuring rod. Maharashtra’s land-records department describes the bigha as a measure that varies locally from 1/3 of an acre to 1 acre. Bihar’s Revenue Glossary says the kattha varies in size from region to region within Bihar. A bigha or a marla in another state, or in an older record, may not match the Haryana figures at all. Until we have opened an official value, we show these units as not verified:

For these, check with your local revenue office (tehsil, taluk or circle office) or the state’s land-records portal for the value used in your records. If you know an official published table for your state, send it to us and we will add it after checking.
